OTEL İŞLETMELERİNDE VARLIK VE MAHAL YÖNETİMİ İÇİN BIM DESTEKLİ TESİS YÖNETİMİ UYGULAMASI

Abstract

Bu çalışma, Tesis Yönetimi (TY) ve Yapı Bilgi Modellemesi (BIM) entegrasyonunu ele alarak, bu teknolojilerin kurumsal yönetim faaliyetlerine sağladığı katkıları incelemeyi amaçlamaktadır. İnşaat endüstrisindeki uygulama süreçlerini daha etkin hale getirmek amacıyla kullanılan Yapı Bilgi Modelleme çalışma biçimi, tesis yönetimi faaliyetleriyle birlikte uygulanmaya başlamıştır. Bu entegrasyonun işletmelerdeki varlık ve mahal yönetimlerine katkısı önemli bir araştırma konusudur. Bir lisansüstü bir araştırmanın parçası olarak gerçekleşen bu çalışma, BIM ve TY’nin birlikte kullanımına odaklanmakta, bu faaliyetlerin birbirleriyle uyumlu bir şekilde nasıl çalışabileceğine, aralarında veri aktarımında dikkat edilmesi gereken unsurlara ve sektördeki uygulama örneklerine yer veren literatür araştırmalarına değinmektedir. Çalışmada BIM ve tesis yönetimi entegrasyonun test edildiği İstanbul Beyoğlu ilçesinde 200 yataklı ve 4 yıldızlı bir otel binasına bir vaka çalışması dahil edilmiştir. Makalede, vaka çalışması için seçilen işletmede halihazırda yürütülen geleneksel Tesis Yönetimi uygulamalarının dijitalleşmesini sağlamak amacıyla kullanılan veri toplama yöntemleri hakkında bilgiler verilmiş ve Tesis Yönetimi faaliyetleri dahilindeki mahal ve varlık yönetimi uygulamalarına altlık hazırlanabilmesini sağlayan yapı bilgi modelleme süreci hakkında açıklamalar yapılmıştır. Varlık yönetimi kapsamında takibi yapılan cihazların belirlenmesi, cihazlara ait semantik verinin yapı bilgi modeline girilmesi, cihazlara poz numaraları tanımlanması ve periyodik bakım programının kâğıt belgeleme ortamından alınarak dijital ortama aktarılma işlemlerinden bahsedilmiştir. Çalışmada, BIM verisinin tesis yönetimi amaçlı kullanılmasında halen üçüncü parti bir programlama ekibi tarafından geliştirilmekte olan DigiTwix adlı bir yazılımdan faydalanılmıştır. Yazılımın uygulandığı otel işletmesinde çalışan personelle geleneksel tesis yönetimi faaliyetleri ile önerilen dijital versiyonu arasındaki farkı kıyaslamak amacıyla mülakatlar gerçekleştirilmiştir. Mülakatlar değerlendirildiğinde BIM destekli Tesis Yönetimi uygulamasının geleneksel yöntemlere kıyasla işletme için daha faydalı olduğu görülmüştür.

THE USE OF BIM-SUPPORTED FACILITY MANAGEMENT FOR ASSET AND SPACE MANAGEMENT

Abstract

This study aims to examine the integration of Facility Management (FM) and Building Information Modeling (BIM) and explore the contributions of these technologies to corporate management activities. Building Information Modeling, which is used to make the application processes in the construction industry more efficient, has started to be applied together with facility management activities. The contribution of this integration to asset and space management at organizations is an important research topic. This study, which is a part of a postgraduate research, focuses on the concepts of BIM and facility management, how these activities can work in harmony with each other, the stages to be considered in data transfer between the two concepts, the process of uploading the space and asset data in the facility to the BIM environment, and literature research that includes application examples in the building sector. The study also includes a case study of a 200-bed 4-star hotel building in Istanbul Beyoğlu district where the integration of BIM and facility management was tested. In the article, information is given about the data collection methods used to digitize the traditional Facility Management practices currently carried out in the business selected for the case study, and explanations are given about the building information modeling process that provides the basis for the space and asset management applications within the Facility Management activities. Within the scope of asset management, the processes of identifying the devices that are tracked, entering the semantic data of the devices into the building information model, defining pose numbers for the devices and transferring the periodic maintenance program from the paper documentation environment to the digital environment were mentioned. In the study, a software called DigiTwix, which is currently being developed by a third party programming team, was used for the use of BIM data for facility management purposes. Interviews were conducted with the staff working in the hotel company where the software was applied in order to compare the difference between traditional facility management activities and the proposed digital version and the results obtained are included. As a result of the evaluation of the interviews, it was seen that BIM-supported Facility Management application was more beneficial for the business compared to traditional methods.
