AB  - Kentsel alanlarda konut;kentsel planlama ve tasarım, kent ekonomisi, kent mimarisi, kent kimliği, kentpolitikaları, vb. konularda yönlendirici bir güce sahiptir.Ayrıca kenttekisosyo-kültürel hareketliliğin yönünü belirlemektedir. Bu nedenlerle konutseçimi, kentlerdeki önemli konulardan biridir. Bu çalışmanın amacı, KonutSeçimini Etkileyen Faktörler (KSEF) veri setinin değerlendirilmesi,doğrulanması ve Konut Seçim Ölçeği'nin (KSÖ) geliştirilmesidir. Çalışmada,değerlendirme aracı olarakyapısal eşitlik modellemesinden (YEM)yararlanılmıştır. YEM sonuçları göstermiştir ki, KSÖ' ni açıklayan en etkiliörtük değişken 0,72 etki değeri ile Konut Alanının Çevre Kalitesi ve Konutun YapısalÖzellikleri’dir. Bu örtük değişkenleri, 0,62 etki değeri ile RekreasyonelUlaşılabilirlik ve Yeşil Alanlar ve 0,57etki değeri ile Konutun Ekonomik Değerideğişkenleri takip etmektedir. Bu bulgular konut seçiminde; çevre kalitesinin,rekreasyon alanlarının, konut tasarımının ve konut ekonomisinin ön plandaolduğunu göstermiştir. Aynı zamanda bu bulgular, kentlerdeki konut alanlarınınbelirlenmesinde; çevre kalitesi, açık ve yeşil alanların bulunması ve konut veçevresi ekonomik değerinin önemli olduğu şeklinde yorumlanabilir. Sonuç olarak KSEFveri setinden geliştirilen KSÖ, konut seçimi ile ilgili farklı araştırmaevrelerinde güvenilir veri üretimi sağlayacak nitelikte ve geçerliliği olan birölçek olduğu söylenebilir.

N2  - Housing in urban areas; urbanplanning and design, urban economy, urban architecture, urban identity, urbanpolicies, etc. has a leading power in issues. It also determines the directionof socio-cultural mobility in the city. For these reasons, housing is one ofthe important issues in the cities.The aim of this study is to evaluate and validatethe data set of the Factors AffectingHouse Selection (FAHS) and to develop Housing Selection Scale (HSS). In thestudy, structural equation modeling (SEM) was used as an evaluation tool. SEMresults showed that; the most effective unknown variable describing the Scaleis the Environmental Quality of the Residential Area (EQRA) and the StructuralCharacteristics of the Housing (SCH) with the effect value of 0.72. Theseunknown variables are the Recreational Availability and Green Areas (RAGA)variable with an impact of 0.62 and the Economic Value of the House (EVH)variable with the valuesof 0.57. These results in the selection of housing; hasshown that environmental quality, recreation areas, housing design and housingeconomy are at the forefront. At the same time, based on these results, it canbe said that environmental quality, presence of open and green areas andeconomic value of housing and surrounding are important in the determination ofresidential areas in the cities. As a result, the HHS is a valid scale andcapable of producing reliable data in different research stages related tohousing selection.
