                                                                                                <abstract><p>Mortgage sistemi dünyada çok uzun yıllardan beri uygulanmakta olan bir konut finansman sistemidir. Busistemin temelinde bireylerin aylık bütçelerinin 3’te birini aşmayacak kredi taksitleri ile konut sahibi olabilmesiyatmaktadır. Finans kuruluşları için de sistem, elde edilen ipoteğin ikincil piyasada değerlendirilmesivasıtası ile uzun vadeli fonlara daha kolay ulaşma imkânı tanımaktadır. Mortgage kredileri çokçeşitli şekillerde finans kuruluşları tarafından kredi alıcılarına sunulmaktadır. Fakat genel olarak bu kredilerdeğişken faizli ve sabit faizli olmak üzere iki grupta toplanabilir.Bu çalışmada mortgage sisteminin ülkemizde uygulanabilirliği konusunu araştırmak amacıyla bu krediyeolan talep ve talebi etkileyen faktörler belirlenmeye çalışılmıştır. Yapılan anova ve t-testi analizleri sonucundasistemin mevcut piyasa koşullarında uygulanabilirliğinin düşük olduğu sonucuna varılmıştır. Krediyeolan talebi etkileyen en önemli faktörler ise faiz oranı, yaş, medeni durum, çocuk sahibi olma, mevcutev fiyatları düzeyi ve cinsiyet olarak belirlenmiĢtir.</p></abstract>
