CALCULATION OF LAND VALUE ON STATE FOREST ENTERPRISES BY USING FAUSTMANN FORMULA

Abstract

The land that is one of the asset items of the forest enterprises is both an establishment space, and source and depots of raw materials for forest enterprises. Land value is second following the growing stock in fixed and total capital items. The land value helps to determine the forest value, the total capital and the economic performance on forest enterprises. This study proposes and applies a method, Faustmann formula, for calculation of the land value. In conclusion, the land value of Artvin State Forest Enterprise and Ardanuç State Forest Enterprise were found as - 1 259 103 TL/ha and 408 194 TL/ha, respectively.

DEVLET ORMAN İŞLETMELERİNDE FAUSTMANN FORMÜLÜ YARDIMIYLA ARAZİ DEGERİNİN HESAPLANMASI

Abstract

Orman isletmesinin aktifini olusturan kalemlerden biri olan arazi, hem kurulus yeri ve hem de hammadde kaynagı ve deposu olma özelligindedir. Orman sletmelerinin gerek sabit ve gerekse toplam sermayeleri içinde agaç serveti degerinden sonra ikinci sırayı arazi degeri almaktadır. Orman isletmelerinde arazi degerinin belirlenmesi, isletmelerin sahip oldugu orman degerinin ve buna baglı olarak sermayelerinin ortaya konmasını sagladıgı gibi, aynı zamanda isletmelerin ekonomik basarılarının belirlenmesinde de yardımcı olmaktadır. Bu yüzden, bu çalısmada orman isletmelerinde arazi degerinin nasıl hesaplandıgı teorik ve pratik yönüyle ortaya konmaya çalısılmıstır. Sonuçta örnek olarak alınan iki isletmeden Artvin Devlet Orman sletmesi’nin arazi degeri - 1 259 103 TL/ha, Ardanuç Devlet Orman sletmesi’nin arazi degeri ise 408 194 TL/ha bulunmustur.
