Yapılarda su yalıtım uygulamalarının önemi ve maliyeti

Abstract

Binaların yaşam sürecini ve dayanıklılığını etkileyen faktörler arasında su göz ardı edilemeyecek önemdedir.
Binanın toprak ile temas eden kısımlarına sızan sular taşıyıcı elemanlardaki donatıları korozyona uğratarak
yük taşıma kapasitelerini azaltmakta, olası bir yer hareketinde veya depremde binalarda çatlak ve
kırılmaların oluşmasına neden olmaktadır. Türkiye’nin nemli bir iklim tipine sahip olması ve deprem
kuşağında yer alması, binalarda su yalıtım uygulamalarının gerekliliğinin vurgulanması açısından
önemlidir. Doğru tasarlanan ve uygulanan bir projede su yalıtımı yapılmadığı durumlarda, betonarme
içindeki çeliğin korozyona ve kesit kaybına uğraması sonucunda taşıyıcılık özelliğinin zayıflaması söz
konusudur. Su yalıtımı uygulanmamış ya da yanlış uygulama yapılmış binalar olası bu tür sakıncalı
durumlarla karşılaşmaktadır. Dolayısıyla bu çalışma, su yalıtım uygulamalarının önemini, bu uygulamaların
Türkiye’de yasal bir zorunluluk haline getirilmesi gerektiğini ve sağlıklı binaların kullanıcı refahı açısından
gerekli olduğunu vurgulamak için yapılmıştır.
Çalışmada binalarda kullanılan su yalıtım malzemeleri araştırılarak, ne tür su yalıtımı uygulamalarının
yapıldığı ve bina toplam maliyetindeki yerinin ne olduğu belirlenmiştir. Bu bağlamda bir üniversitenin
Merkez Laboratuar Binası’nda yapılan su yalıtımı uygulamaları incelenerek, bina toplam maliyetindeki su
yalıtım uygulama maliyeti tespit edilmiştir. Su yalıtım uygulamasının toplam maliyet içerisindeki oranı
yaklaşık %5 olarak belirlenmiştir. Tasarımdan kaynaklı su sorunları tespit edilmiş, farklı uygulama ve farklı
malzeme kullanımına ilişkin öneri sunulmuştur. Öneri uygulama sonucunda ise su yalıtım uygulamasının
toplam maliyet içerisindeki oranı yaklaşık %6,5 olacağı hesaplanmıştır. Su yalıtım uygulamalarının toplam
maliyet içerisindeki oranının farklı yapı grupları ve yerleşim bölgelerinde (çok katlı yapılar ve zemin
grupları gibi) daha düşük olacağı tahmin edilmektedir.

The importance of waterproofing applications in buildings

Abstract

In Turkey the construction process for building
production is increasingly continuing, therefore the
silhouettes of cities are changing day by day. The
purpose in the sector of building production is to
build the best quality construction within the
shortest time and with the lowest cost. In order to
construct buildings conforming to these criteria, the
factors affecting the lifecycle of building and
stability should be taken into account. One of these
factors is waterproofing of buildings.
When considering both life comfort of occupants and
lifecycle of building and its safety, waterproofing in
buildings has huge importance. Furthermore,
waterproofing project should be one of the additions
of construction permit. As a result of legal
obligation, lack of application of waterproofing in
buildings should hinder to complete the
construction. Moreover, waterproofing details
should be designed by experts who have education
on waterproofing. This education can be provided
by not only universities but also collaboration
between professional chamber and universities.
The suitability of waterproofing application
according to project and skills of workers, who have
professional competence certificate for
waterproofing or not, should be checked by related
municipality as well as by building audit firms.
In this study, the importance of waterproofing
applications in building construction was
investigated with the help of the objectives of
waterproofing. In this regard the significance of
water for human health, environment and also
buildings has been handled, and the problems
caused by water have been analyzed with the scope
of not only buildings but cities. Description of
waterproofing materials, at which point of the
building and with which way waterproofing needs to
be applied have been explained in detail.
The main aim of the study is to estimate the share of
waterproofing cost in the total building cost, to
prove that this rate is low by comparison with the
total cost and to emphasize the importance of the
waterproofing that is directly related with our life
safety.
For different groundwater conditions on
construction site, waterproofing material were
investigated in order to determine its share of total
cost. In this context, as a case study with the
analysis of the waterproofing application of the
Central Laboratory of a university, the cost of
waterproofing in the total cost of the building
construction has been determined. The share in the
total cost of the waterproofing was approximately
5%. Water issues based on design challenges have
been identified and as a consequence of this,
different materials and applications to use for
waterproofing have been recommended. According
to the study, with the additional solutions for
waterproofing it is estimated to be approximately
6.5%. Furthermore, in large scale buildings which
have greater total construction area than their floor
space, this share will be expected to be lower.
These kind of studies can set a good example in
order to construct more efficient, encouraging and
safe buildings in consistently developing
construction sector. However, these studies should
be supported with monitoring process to obtain
comfort and safety of occupants. Thus, this kind of
application for waterproofing will become
widespread and will be understood the importance
of it much more in the progress of time.
