TÜRKİYE EKONOMİSİNDE KONUT SEKTÖRÜ: GELİŞİMİ ve ALTERNATİF FİNANSMAN MODELLERİ

Abstract

Türkiye'de makro ekonomik hızlı gelişme, genelde gayrimenkul sektörü ve özelde konut sektörünü de etkilemektedir. Bu sektörler, yatırım amaçlı olmasından dolayı her kesim için, konjonktür ne olursa olsun her zaman gözdesi ve bu nedenle oldukça "popüler"dir. Nüfus artışına ve genç nüfus büyüklüğüne paralel olarak konut üretimine ihtiyaç süreklilik ve güncellik arzetmektedir. Bu çerçevede konut sektörümüz bünyesinde ciddi anlamda bir takım sorunları ve fırsatları barındırmaktadır. Konut sektörünün hızlı ve sürekli bir gelişme trendi çizmesi, bu sektörün finansman sorunu ile baş başa kalmasına yol açmıştır. Bu sorunun aşılması konusunda bir takım bilimsel ve bürokratik çalışmalar yapılmakta ve talep yönelimli konut finansmanı ve mortgage gibi sistemler önerilmektedir.

                                    ABSTRACT

Turkey's rapid macroeconomic development affects the real estate sector in general and especially the housing system. Since real estate sector is very important for the investment purposes, it is very attractive for the investors no matter what the business cycle is. The demand for the residential properties is continuously increasing due to rapid growth of population. Regarding this situation, real estate sector has both problems and opportunities. Financing the housing system is the most important problem among the others. In order to overcome the financing problem, Turkey needs to implement mortgage law.
