KONUT FİYATLARININ HEDONİK FİYATLAMA YAKLAŞIMINA GÖRE MEKÂNSAL EKONOMETRİK MODELLER İLE TAHMİNİ: İSTANBUL KONUT PİYASASI ÖRNEĞİ

Abstract

Çalışmanın amacı, mekânsal bağımlılığı dikkate alan Hedonik Konut Fiyatlama Modeli ile İstanbul Konut Piyasası’nın talep yönü hakkında daha fazla bilgi edinmektir. Bir diğer amacı da, Ekim-Aralık 2013 döneminde İstanbul Konut Piyasası’nı temsilen 2797 apartman dairesi türündeki konutun özelliklerini inceleyerek bu konut özelliklerinin örtülü fiyatlarını ortaya koymaktır. Bu amaçla, konut fiyatları ve konutların özellikleri arasındaki ilişkiler karşılaştırma amacıyla öncelikle mekân etkisini dikkate almayan EKK Modeli ve mekânsal bağımlılığı dikkate alan mekânsal modeller ile incelenmiştir. Çalışmanın bulguları, Mekânsal Durbin Modeli’nin konut fiyatları ve özellikleri arasındaki ilişkiyi daha iyi açıkladığını ve EKK regresyon modeline göre katsayı tahminlerinin güvenilirliği açısından daha etkin sonuçlar verdiğini göstermiştir. Mekânsal Durbin Modeli’ne göre, İstanbul’da apartman dairesi türündeki konutların fiyatlarını en fazla arttıran konut özellikleri %34.04 ve %21.29 ile sırasıyla boğaz manzarası ve yaşam kalitesi olarak belirlenirken, fiyatı en fazla düşüren özelliğin %22.51 ile konutun bodrum katta olması olarak belirlenmiştir.
