ŞEHİR İÇİNDEN GEÇEN KARAYOLLARININ KONUT ALT PİYASASINA ETKİSİ: İSTANBUL ANADOLU YAKASINDAN GEÇEN D100 KARAYOLU

Abstract

Konut fiyatlarını etkileyen değişkenleri belirlemek amacıyla bugüne kadar çeşitli araştırmalar yapılmıştır. Bu çalışmalar genellikle belirli bir konut alt piyasası belirlenip o piyasa içindeki fiyatların çözümlemesi ve hangi alt piyasaların fiyat belirlemede kullanılabileceği yönünde olmuştur. Araştırmalarda piyasa bölgesi olarak, ilçeler, mahalleler gibi belirli mahalli sınırları olan alanlar seçilmişlerdir. Ayrıca şehirlerde bazı özel bölgelerin konut fiyatları üzerinde etkisi olduğu da gözlenmektedir. Yapılan çalışmada; “Bir şehrin içinden geçen karayolunun iki tarafında bulunan konutların fiyatlarında bir değişiklik var mıdır?” sorusunun cevabı araştırılmıştır. Bu amaçla, İstanbul İli Anadolu yakasında doğu batı istikametinde uzanan D100 (E5) Karayolunun ayırdığı 16 kilometre uzunluğunda bir bölgede bulunan satılık ve kiralık konut fiyatları incelenmiştir. E5 karayolunun 250 metre kuzeyinde ve 250 metre güneyindeki hat üzerinde 25 alt bölgede yapılan incelemede, E5 Karayolunun iki tarafındaki (kuzey ve güneyindeki) konut fiyatları arasında farklılıklar bulunmuştur. Bu farklar hem satılık hem de kiralık konut fiyatlarında E5 güneyinde bulunan bölgelerin lehine ortaya çıkmıştır. Sadece metro istasyon durakları çevresinde bulunan bölgelerdeki kiralık konut fiyatlarında bir farklılık görülmemiştir. Yapılan çalışma, başka şehir ve büyükşehirlerde caddelerin ayırdığı bölgelerde de yapılarak yeni konut alt piyasası araştırmalarıyla ilerletilebilir.

The Impact of Inner-City Highways on the Housing Sub-Market: D100 Highway Passing Through the Anatolian Side of Istanbul

Abstract

Various studies have been carried out to date to determine the variables that affect dwelling house prices. These studies have generally been in the direction of determining a specific sub-market and analyzing the prices within that region and which sub-markets can be used in price determination. In this study; "Are there any changes in the prices of dwelling houses on both sides of the highway passing through a city?" The answer to the question has been investigated. For this purpose, the prices of dwelling houses for sale and rent in area of 16 kilometers long separated by the D100 (E5) Highway on the Anatolian side of Istanbul Province in the east-west direction were examined. In the examination performed in 25 sub-regions on the line of the E5 highway, differences were found between the dwelling house prices on both sides (north and south) of the E5 Highway. These differences occurred in both sale and rental dwelling house prices. There was no difference in rental dwelling house prices only in the regions around the metro station stops. The study can be carried out in areas separated by streets in other cities and metropolitan cities, and can be advanced with new sub-market studies.
