It is known that the cost of rough construction materials constitutes a significant role in the total cost of the building. Therefore, decisions during architectural design, particularly selection of concrete grade, could pay dividends in major cost reduction. In this study, the possibility of reducing unit costs of buildings, which have the same usage purpose but different plans and layouts, while using a higher-grade concrete was investigated. Static design was performed for three school projects with different architectural plans with using concrete strength as a variable, and the most suitable concrete strength for each school project was determined based on economy and strength. Additional analyses were performed to determine the optimum number of stories for each project. Static design computations were performed by using Sta4CAD software, while cost estimations were done based on recent unit price lists. As a result, it was found that the relationship between construction unit cost and concrete strength are not always directly proportional, and even in some cases using higher grade concrete ended up reducing the unit cost of construction.
Kaba inşaat malzemeleri maliyetinin yapı toplam maliyetinde önemli yer tuttuğu bilinmektedir. Bu nedenle tasarım aşamasında verilecek beton sınıfı seçimi gibi kararlar yapı maliyetinde büyük tasarruflar sağlayabilir. Bu çalışmada, aynı amaç için inşa edilecek farklı mimarı tasarıma sahip tip okul projelerin daha yüksek beton sınıfı kullanılarak daha düşük birim maliyetle inşa edilebilme olasılığı araştırılmıştır. Farklı derslik sayılarına sahip ve bu nedenle tasarım farklılıkları bulunan üç tipteki okul projelerinin beton sınıfı değişken alınarak statik çözümleri yapılmış, ekonomi ve dayanım açısından en uygun beton sınıfları belirlenmiştir. Ayrıca her tip proje için optimum kat adetlerini belirleyici analizler yapılmıştır. Statik hesaplar Sta4CAD programı kullanılarak yapılırken, maliyet hesaplarında güncel birim fiyat listelerinden yararlanılmıştır. Sonuç olarak, beton dayanımı ile yapı birim maliyeti arasında her zaman doğrusal bir ilişki bulunmadığı ve hatta bazı durumlarda yüksek dayanımlı beton kullanmanın birim maliyeti düşürdüğü görülmüştür. Bununla birlikte, inşa edilecek tip okul projelerinde beton sınıfı ve kat adedi arasındaki ilişkinin önemi ortaya konmuştur.
