Abstract
In line with the changing world and changing consumer preferences in the Hospitality industry sector it seems to have found a replacement. In recent years, that arise due to this change and rapidly growing boutique hotel sector is remarkable. In this study, boutique hotel sector has tried to be analyzed in terms of competition environment. In this context, it is utilized primary and secondary data related to the sector. In accordance with the data obtained from primary data, the competitive situation of boutique hotel sector has been presented with the factors that the threat of substitute services, the threat of new firms can enter the market, the bargaining power of customers, the bargaining power of suppliers and the intensity of competition in the market. Finally, under this study it has been made internal anaysis of sample boutique hotel and proposals have been made.

Abstract
Konaklama endüstrisi sektörünün değişen dünya ve değişen tüketici tercihleri doğrultusunda bir değişim içinde bulunduğu görülmektedir. Son yıllarda bu değişime bağlı olarak ortaya çıkan ve hızla büyüyen butik otel sektörü dikkat çekmektedir. Bu çalışma kapsamında butik otel sektörü rekabet ortamı açısından analiz edilmeye çalışılmıştır. Bu bağlamda, sektöre ilişkin birincil ve ikincil verilerden yararlanılmıştır. Elde edilen birincil veriler doğrultusunda, butik otel sektörünün rekabet durumu, ikame hizmetlerin yarattığı tehdit, pazara yeni girebilecek firmaların tehdidi, müşterilerin pazarlık gücü, tedarikçilerin pazarlık gücü ve pazardaki rekabetin şiddeti boyutlarıyla ortaya konulmuştur. Son olarak, çalışma kapsamında ele alınan örnek işletmenin işletme içi analizi yapılarak öneriler sunulmuştur.
