OECD Ülkelerinde Uluslararası Göçün Konut Fiyatları Üzerindeki Etkisi

Abstract

Bu
çalışmanın amacı, seçilmiş OECD ülkelerinde uluslararası göç ile konut
fiyatları arasındaki ilişkinin 2003-2016 dönemini kapsayan verilerle
incelenmesidir. Panel Tam Uyarlanmış En Küçük Kareler (FMOLS) modeli
kullanılarak değişkenler arasındaki uzun dönemli ilişki araştırılmıştır. Elde
edilen bulgular, uluslararası göç ile konut fiyatları arasında pozitif yönlü
bir ilişkinin varlığını desteklemektedir. Bu bağlamda, uluslararası göçteki
%1’lik bir artışın konut fiyatlarını %0,08 artırdığı tespit edilmiştir. Kurulan
modelde, konut fiyatlarını etkileme potansiyeli olan nüfus yoğunluğu, işsizlik
ve kişi başına gelir gibi kontrol değişkenleri de araştırılmıştır. Elde edilen
bulgulara göre, nüfus yoğunluğundaki %1’lik artış konut fiyatlarını %0,48
artırırken; işsizlik oranındaki %1’lik bir artış konut fiyatlarını %0,21
düşürmektedir. Ayrıca, kişi başına gelirdeki 1’lik artış ise konut fiyatlarını
%0,58 artırmaktadır.
