THE ANALYSIS OF THE EFFECTS OF BUILDING COST ELEMENTS ON THE CONSTRUCTION COST

Abstract

In this study, a typical house project which belong to Akdagrnadeni State Hospital Lodging have been examined. The cost changes of this project from 1990 to 2002 have been examined for total 13 years. The cost elements of the house have been collected ten groups which are concrete, steel, stone, form and scaffold, brick wall. wood and steel joiner, plaster, coating, paint and whitewash, framework of a roof and tinsmithery. These cost elements have been carefully examined. The changes of ach cost elements (concrete, steel, stone, form and scaffold, brick wall, wood and steel joiner, plaster, coating, paint and whitewash, framework of a roof and tinsmithery) have been accounted for each year. Then the obtained datas have been exposed to statistical analysis and the prediction models have been formed for each cost element. By using this prediction models, The costs which are possible for the next years have been tried to be predicted. Also, "Normal Index" and "Chain Index" related with cost raise for each year have been accounted and the average cost of elements for 13 yearshave been given.

BiNA MALiYET GiRDiLERi iÇiN BiR TAHMiN MODELi VE BU GiRDiLERiN BiNA YAPIM MALiYETiNE ORANLARININ ANALİZİ

Abstract

Bu cahsmada, Akdagrnadeni devlet hastanesi lojmanlanna ait bir tip konut projesi ele almarak, bu proje iizerinden 1990-2002 yillan dahil olmak iizere toplam 13 yilhk surec icin mali yet degisiklikleri, mali yeti olusturan girdiler acismdan detayh olarak incelenrnistir. Binayi olusturan tiim maliyet unsurlan beton, demir, tas, kalip ve j~iskelesi, tugla duvar, ahsap ve metal dograrna, Siva, kaplama, boya badana, can ve tenekecilik isleri olmak iizere on grupta toplanrrustrr. Maliyeti unsurlan ayn ayn her bir yil icin hesaplanrrustir. Bu hesaplamalar sonucunda elde edilen veriler istatistiksel analize tabi tutulmus ve her bir mali yet unsuru icin mali yet tahmin modeli olusturulrnustur. Bu tahmin modelleri kullarnlarak ileri ki yillar icin olusrnasi muhtemel maliyetler tahmin edilmeye cahsilnusnr. Aynca yillar bazmda meydana gelen mali yet artislanyla ilgili olarak Normal Endeks ve Zincirleme Endeks degerleri de hesaplanrrusnr. Her bir mali yet girdisinin yillara gore binarun toplam maliyeti icindeki oraru ve 13 yrlhk surec icin de ortalama oraru verilmistir.
