Konut Fiyatlarını Etkileyen Faktörlerin İncelenmesi: Samsun Örneği

Abstract

Günümüzde konut fiyatları birçok faktörden etkilenerek sürekli yükselmektedir. Fiyatların yükselmesi konut satışlarını olumsuz yönde etkilemektedir. Konutların gerçek değerinin tespit edilmesi ile fiyatlarında balon oluşması önlenebilir. Konut fiyatlarını etkileyen faktörlerin incelenmesiyle gerçeğe uygun bir fiyat mekanizmasının oluşturulabilmesi mümkündür. Bu amaçla çalışmada konut fiyatlarını etkileyen mikro faktörler araştırılmaktadır. Samsun ili çalışmanın anakütlesini oluşturmaktadır. Ulusal düzeyde satılık konut ilanı verilen bir internet sayfasından 5.987 adet satılık 1+1, 2+1, 3+1 ve 4+1 konutun verisi temin edilmiştir. Konut fiyatını etkileyeceği düşünülen 22 değişkenden oluşan bir model geliştirilmiştir. Hedonik fiyat modeli kullanılarak Genelleştirilmiş Lineer Modeli ile analiz yapılmıştır. Analiz sonucunda metrekare büyüklüğü, kat sayısı, banyo sayısı, ilçe, oda sayısı, aidat tutarı, bina yaşı, bulunduğu kat, ısıtma türü, site içinde olma, tapu durumu, kim tarafından satıldığı, ulaşıma yakınlık, manzara ve bulunduğu mahalle değişkenlerinin konut fiyatlarını pozitif yönde etkilediği tespit edilmiştir. Balkon durumu, kullanım durumu, krediye uygunluk, cephe, muhit ve konut tipi değişkenlerinin ise anlamsız çıktığı belirlenmiştir.

Investigation of Factors Affecting House Prices: The City of Samsun

Abstract

Today, housing prices are constantly rising due to numerous factors. Rising prices have a negative impact on housing sales. If the real value of houses can be determined, price bubbles can be prevented. It is possible to create a realistic price mechanism by examining the factors affecting housing prices. This study focuses on the micro factors affecting house prices. The city of Samsun constitutes the main population of the study. The sample consisted of 5,987 houses for sale (1+1, 2+1, 3+1, and 4+1). The data were obtained from a national website that advertises houses for sale and rent. A model was developed to assess 22 variables believed to affect house prices. Generalized Linear Model was conducted using the hedonic price model. The results showed that square meter size, number of floors, number of bathrooms, district, number of rooms, amount of dues, age of the building, floor, type of heating, being in a complex, title deed status, by whom it is sold, proximity to transportation, view, and neighborhood positively affected house prices. The variables of whether there is a balcony or not, occupancy status, suitability for credit, facade, neighborhood, and house type were found to be insignificant.
