Abstract

Bu çalışma 1995-2012 yılları arasında farklı coğrafyalarda yer alan 75 ülkenin Konut Fiyat Endeksleri (Housing Price Index-HPI) ile seçili makroekonomik değişkenleri arasındaki ilişkiyi panel veri analizi yöntemiyle incelenmektedir. Yapılan analiz neticesinde Konut Fiyat Endeksi ile yıllık kredi faiz oranı, yıllık kişisel harcanabilir gelir ve gayrisafi yurtiçin hâsıla arasında pozitif yönlü istatistiksel olarak anlamlı bir ilişki elde edilirken istihdam ve nüfus ile negatif yönlü bir ilişki bulunmuştur. Ancak analize dâhil edilen ülkelerin coğrafi konumlarına göre beş alt grup oluşturulması durumunda elde edilen sonuçlar bölgelere göre farklılıklar göstermektedir. Özellikle Doğu Avrupa için elde edilen bulgular genel sonuçlarla kıyaslandığında farklı yönde bir dinamik sergilediği görülmektedir
