Abstract
In the post-1980 period, the rapid growth of the real estate sector, which became widespread in the metropolitan cities and seen in other municipalities in Anatolia in the following years, caused new areas demand in the city centers, while the valuable areas of convention around the city were drawn into the city over time. This effect caused the people who produced in the agricultural fields to give up agricultural production, and then a small group was born that turned the lands in their hands into a land and turned into a rent. These groups were not satisfied with this, and they attempted to open zoning in these areas by looking at the industrial areas based on agriculture. These developments, which pose serious problems on the agricultural industry of the region and on the agricultural sector, undoubtedly have undergone the biggest impact on the people living in the region, in addition to the deterioration of the city's cotton-bound economy. The contraction of agricultural activity areas on people living in these regions has caused many problems such as the fact that existing residential areas have been turned into lands, zoning, especially unemployment, immigration, excessive increase in housing prices and rents, rapid reduction of green areas and decreased agricultural production. Considering the province of Tokat, although it is one of the few provinces that are agriculturally sufficient for itself and its region, today it is seen that favorable agricultural areas are consumed rapidly and a development policy based on housing rather than agriculture and industry dominates the city. This lies behind many economic, social and environmental problems brought about by the change in the region where Tokat Karşıya vineyards have experienced in 20-30 years. In this study, which is discussed within the scope of these questions, firstly, real estate-oriented growth, which is the source of the problem, and the effect of this growth on the city and the environment in small-scale cities will be mentioned. Then, with a field research in this region, the sources of the problem and the thoughts of the people living in the region will be determined and analyzed through interviews.
