The Analysis of the Factors Affecting House Ownership in Turkey

Abstract

In the study it is aimed to analyse the major socio-economic factors that affect the house ownership in Turkey. For the analysis, 2015 Household Budget Survey micro dataset of Turkish Statistical Institute is utilised and the estimation of the model developed is made with Logistic regression. In the model, the dependent variable is the house ownership (63.23%) and the independent variables are the age, marital status, education level of the household head; the type, the income, automobile ownership and the size of the household. According to the model estimation results, all the variables are found to be statistically significant. It is also determined in harmony with the theoretical expectations that the age of the household head; the income, automobile ownership and the size of the household positively affect while the singleness of the household head negatively affect household ownership. On the other hand, on contrary to the theoretical expectations, the effect of those household heads having a primary school degree or less on house ownership is positive. In order to measure the effects of independent variables on the dependent variable, the marginal effects of these independent variables are calculated and the largest effects are found to be 0.27, 0.20, 0.13 and 0.11 for the age of the household head, for the household income, for the education level of the household head and for the marital status of the household head, respectively

Türkiye’de Konut Sahipliğini Etkileyen Faktörlerin Analizi

Öz

Bu çalışmada Türkiye’de konut sahipliğini etkileyen başlıca sosyo-ekonomik faktörlerin analizi amaçlanmıştır. Çalışmada TÜİK 2015 yılı Hanehalkı Bütçe Anketi mikro veri seti kullanılmış ve geliştirilen model Logit yöntemi ile tahmin edilmiştir. Modelin bağımlı değişkeni olarak dikkate alınan konut sahipliğini (%63,23) etkileyen açıklayıcı değişkenler olarak modele hanehalkı reisinin yaşı, medeni durumu, eğitim düzeyi, hanehalkı tipi, hanehalkının geliri, otomobil sahipliği ve hanehalkı büyüklüğü değişkenleri dahil edilmiştir. Model tahmin sonuçlarına göre değişkenlerin tamamı istatistiksel olarak anlamlı bulunmuştur. Bu değişkenlerden hanehalkı reisinin yaşı, geliri, otomobil sahipliği ve büyüklüğünün, teorik beklentilerle uyumlu olarak konut sahipliğini pozitif etkilediği; hanehalkı reisinin bekâr olmasının ise konut sahipliğini yine teorik beklentiler ile uyumlu olarak negatif etkilediği tespit edilmiştir. Öte yandan hanehalkı reisinin ilkokul ve altı eğitim düzeyine sahip olmasının konut sahipliğine etkisinin beklentilerin aksine pozitif olduğu belirlenmiştir. Modelde yer verilen bağımsız değişkenlerin bağımlı değişken üzerine etkisini ölçmek için değişkenlere ait marjinal etkiler hesaplanmış ve konut sahipliği üzerine en yüksek etkiye sahip değişkenlerin sırasıyla hanehalkı reisinin yaşı (0,27), hanehalkı büyüklüğü (0,20), hanehalkı reisinin eğitim düzeyi (0,13) ve hanehalkı reisinin medeni durumu (0,11) olduğu tespit edilmiştir
