The main purpose of the study is to examine the factors influencing the housing prices in Erzurum. In order to be estimated the factors affecting the housing prices in Erzurum with the hedonic pricing method, a research was performed on 358 houses for sale in the province of Erzurum in the period of July-December 2019. In the study, seven districts (Şükrüpaşa, Kayakyolu, Yıldızkent, Yenişehir, Dadaşkent, Hilalkent ve Gez district) that are thought to represent Erzurum province were incorporated into the research. The data were obtained through face-to-face interviews with participants using the survey method. The model was constructed by using the house price as the dependent variable, including the basic factors of housing and sub-factors related to these factors and 29 features of the house as the independent variable. A semi-logarithmic pattern was employed in the model. As a result of the analyzes, the main factors affecting the housing prices; It has been determined that the variables are location, floor where the house is located, age of the building, heating system of the house, elevator, underground garage, en-suite bathroom, number of rooms of the house, thermal insulation of the building, view of the house and camera system. According to the developed model, it was determined that the dependent variable (house price) was elucidated by 73% of the independent variables. It was seen that the doorkeeper of the house, the garden, and the playground variables did not explain the price of the house in a statistically significant way in the developed or created model.
