İSTANBUL'DA KAPALI SİTE KONUT FİYATLARININ ANALİZİ

Öz

OZET

Tanımı gereği cevresinden bir duvar ya da citle ayrılmıs fiziksel bir alanı tarif eden kapalı sitelerin Đstanbul'da ortaya cıııyeni olmakla birlikte kıa surede artılarıdikkat cekicidir. Makale, bu tanıa uyan konutları fiyatlarıı incelenmesinden olusmaktadı. Đtanbul'daki kapalısite konut fiyatlarııetkileyen faktorlerin tahmin edilmesi icin hedonik analiz yontemine basvurulmustur. Hedonik fiyat yaklasıı bir malı fiyatııonu olusturan farklıozelliklerin ortuk fiyatlarıı bir fonksiyonu olarak ele alı. Calımada ekonometrik tahmin modeli olusturulurken bağısı değskenlerin belirlenmesinde adı adı regresyon analizinden faydalanımı, daha sonra uygun fonksiyon formunu tayin etmek icin Box Cox tekniğne basvurulmustur.
