BEŞ YILDIZLI OTEL İŞLETMELERİNDE GELİR YÖNETİMİ UYGULAMALARINA İLİŞKİN NİTEL BİR ARAŞTIRMA

Abstract

Başlangıçta havayolu
işletmelerinde uygulanan gelir yönetimi, diğer hizmet işletmelerinde de
uygulama alanı bulmakta ve özellikle otel işletmelerinde giderek yaygınlaşan
bir uygulama haline gelmektedir. Bu araştırmanın amacı otel işletmelerinde gelir
yönetimi uygulamalarının değerlendirilmesi ve işletmelere olan katkılarının ortaya
konulmasıdır. Araştırmanın nitel verileri 13 beş yıldızlı otel işletmesi
yöneticisi ile görüşmeler yapılarak toplanmıştır. Elde edilen verilerin
analizinden, gelir yönetiminin otel işletmelerinin gelirlerini artırmasının
yanı sıra, pazar payı ve doluluk oranlarında artış sağladığı, tanıtım, reklam
giderleri ile satış maliyetlerini azalttığı ve yeni müşteriler kazanılmasına
katkıda bulunduğu tespit edilmiştir. Etkili bir gelir yönetimi için dağıtım
kanalları ile sözleşmeler yapmanın, tanıtım ve pazarlama, doğrudan satışlar,
web siteleri etkililiği, personel güçlendirme, müşteri ilişkileri yönetimi ve
dinamik fiyatlandırmanın önemli olduğu sonucuna ulaşılmıştır. Ayrıca, bütün bu
tekniklerin etkili bir biçimde uygulanabilmesi için etkili bir iletişim
sisteminin oluşturulması, eğitimli personel eksikliğinin giderilmesi,
tahminleme tekniklerine, raporlamaya, geçmiş verilerden yararlanmaya,
tecrübeye, rakipleri izlemeye ve iletişime gereken önem verilmelidir.
