DOĞRULAYICI FAKTÖR ANALİZİ İLE PORTER’İN BEŞ KUVVET MODELİ TEMELİNDE KONUT SEKTÖRÜNDEKİ REKABETİ ETKİLEYEN FAKTÖRLERİN ANALİZİ

Abstract



İnşaat endüstrisi ülke
ekonomilerinin temel taşlarından biridir. Artan küresel ekonomik büyüme
verileri incelendiğinde, bu büyüme içinde inşaat endüstrisinin yeri küresel
olarak %15’ lik, ülkemizde ise %9’ luk paya sahiptir. Bu endüstri içindeki
konut alt sektörü ise barınma ve yaşanabilir ortamların oluşturmasının yanında
hem yoğun istihdam yaratması ve hem de ekonomiye katkı sağlaması açısından
önemli bir yere sahiptir. Bu sektörde faaliyet gösteren şirketlerin rekabet
edebilirlikleri, hem mikro çevresel faktörleri analiz etmelerine ve hem de sektördeki
rekabet koşullarına göre rekabet stratejileri geliştirmelerine bağlıdır. Bu
amaçla, bu araştırmada inşaat konut sektöründe rekabete etki eden faktörler
Porter (1980)’in Beş Kuvvet Modeli temel alınarak belirlenmiştir. Belirlenen
faktörler ölçeklendirilerek konut sektöründe faaliyet gösteren yüklenicilere
sorulmuş ve sektördeki rekabeti etkileyen faktörler, doğrulayıcı faktör analizi
ile tespit edilmeye çalışılmıştır. Araştırma sonuçlarına göre; alıcıların
sektör üzerindeki etkisinin projelendirme aşamasında ortaya çıktığı,
tedarikçilerin sektör içindeki gücünün özellikle ürün maliyeti üzerinde
olduğudur. Ayrıca inşaat sektörü ilgili yasal mevzuatların sektöre girişleri
sınırlayan bir yapıda olmamasından en fazla girişlerin yaşandığı sektörlerden
biri olduğu, sektörde yoğun bir rekabet yaşandığı ve bu rekabetin de konut
fiyatları üzerinde etkili olduğu görülmüştür.
