Abstract

Sanayileşme sonrası yaygınlaşan ofis binaları, iş ve ticaretin merkezi olarak değerlendirilmektedir. Hizmet sektörünün yoğun kullanımında olan ofis yapılarının değişimi ve dönüşümü, güncel ihtiyaçlara göre şekillenmektedir. Mekânsal kurgu ve organizasyon yapısı, ofislerin yönetiminde önemli avantajlar sağlamakta ve yönetim hizmetlerinin sunumu ve kullanıcıların yararlanma olanaklarını kolaylaşmaktadır. Yönetsel olarak sağlanan başarı, aynı zamanda proje başarısı olarak değerlendirilmekte ve yatırımlara talepte artış olmaktadır. Ankara ilinde bireysel kullanıma yönelik ofisler ile kitlesel kullanımın olduğu plaza tipi ofisleri kapsayan saha çalışmasının sonuçlarına göre mevcut durum ve değişim eğilimleri irdelenmiştir. Profesyonel yönetimin önemli bir faktör olduğu değerlendirilen çalışmada, yönetimin başarısı ile birlikte sağlanabilecek avantajlar; yatırım ekonomisi, kullanıcı beklentileri ve memnuniyet düzeyleri yönlerinden ele alınmıştır. Araştırma sonuçlarına göre gelecekte üretilecek ofisler için sosyal mekân olanakları (%75,9), güvenlik hizmetleri (%54,0), otopark ve vale hizmetleri (%50,1), teknik altyapı (%45,7) ve verimlilik kriterlerine uygun tasarımların gerçekleştirilmesi (%43,9) öne çıkan bina özellikler olarak tespit edilmiştir. Ofis yatırımı için belirtilen özelliklere göre proje geliştirme ve tasarım yapılması, proje başarısında etkili olacaktır. Yerel düzeyde yürütülecek araştırma ve fizibilite çalışmalarının, gayrimenkul geliştirme uzmanları ile tesis ve gayrimenkul yöneticileri tarafından gerçekleştirilmesi ve bu çalışmaların sonuçlarının mimari tasarım ve uygulamaya yön vermesi; ofis mekânlarının gelecekte esnek ve etkin kullanımı, kullanıcı memnuniyetinin artırılması, yatırımların değer ve kârlılığının güvence altına alınması ve sürdürülebilirliğinin sağlanması açısından kritik önem taşımaktadır.

An evaluation of development of office investments and office building management: The case of office market in Ankara province

Abstract

Office buildings, which proliferated in the post-industrialisation period, are regarded as central hubs of business and commerce. The transformation and evolution of office structures, particularly those extensively utilized by the service sector, are shaped in accordance with contemporary needs. Spatial configuration and organisational structure offer significant advantages in office management, facilitating both the delivery of management services and user accessibility to these services. Managerial success is often considered synonymous with project success, which in turn generates increased demand for investments. Based on the results of a field study conducted in Ankara—covering both offices for individual use and plaza-type offices designed for collective use—the current situation and prevailing trends of change were analysed. The study, which highlights professional management as a critical factor, examined the potential benefits of effective management in terms of investment economy, user expectations, and satisfaction levels. According to the research findings, the most prominent features identified for future office developments include the provision of social facilities (75.9%), security services (54.0%), parking and valet services (50.1%), technical infrastructure (45.7%), and designs that meet efficiency criteria (43.9%). Developing and designing projects in line with these characteristics is expected to play a decisive role in project success. Moreover, conducting localised research and feasibility studies by real estate development experts and facility/property managers, and using the outcomes of these studies to guide architectural design and implementation, is of critical importance. This approach ensures the flexible and efficient use of office spaces in the future, enhances user satisfaction, secures the value and profitability of investments, and contributes to their long-term sustainability.
