BİNA PROJELERİNİN YAŞAM DÖNEMİNDE SÜREÇ KALİTESİNİ ETKİLEYEN FAKTÖRLER

Abstract

Bir bina projesinin yaşam döneminin üç aşamasındaki (tasarım,
inşaat ve işletme) süreç kalitesini etkileyen faktörler; önem derecesine göre
tespit edilmekte ve sıralanmaktadır. Uzun süreli uygulayıcıların algılamaları;
bir anket araştırması aracılığıyla tespit edilmektedir. Bulgular; yönetimin
sürekli kalite gelişmesine taahhüdünün, yüksek süreç kalitesi gelişimindeki
yönetim liderliğinin, tüm personelin kalite eğitiminin, kurumsal seviyede
kalite ilkelerinin geliştirilmesi için etkin takım çalışmasının ve projede yer
alan taraflar arasındaki işbirliğinin süreç kalitesini etkileyen faktörler
olduklarını vurgulamaktadırlar. Bina süreç kalitesini artırmak için
uygulamacılar tarafından algılanan endüstriye özgü faktörler; sabit olan çizim
ve teknik özellikleri, seçilen değerdeki tasarımcı ve müteahhitleri, etkin olan
taraflar arasındaki iletişim uygulamalarını, özenle yapılan bir inşaat alanındaki
kalitenin kontrolünü, detaylı olarak hazırlanan bir bina işletim kılavuzunu ve
tasarım aşamasının ilk zamanlarında planlanan bakım bütçesini
kapsamaktadır.
