İstanbul, Ankara ve İzmir Konut Fiyat Değişimlerini Etkileyen Faktörlerin Araştırılması

Öz

Bu çalışmada Türkiye’nin nüfus açısından en büyük üç şehrinin konut fiyatlarındaki değişimleri etkileyen faktörler incelenmiştir. Bu kapsamda Ocak 2010 – Ağustos 2016 döneminde İstanbul, Ankara ve İzmir’in hedonik konut fiyat endeksindeki değişimleri etkileyen faktörler çift log modelleri kullanılarak ileriye doğru seçim yöntemiyle regresyon analizleriyle belirlenmiştir. Ankara ve İzmir'in konut fiyatlarındaki değişimlerin, büyük şehirlerin ve bölgedeki diğer şehirlerin konut fiyatlarındaki değişimlerden etkilendiği bulunmuştur. Bu iki şehirdeki konut fiyatları üzerinde diğer makroekonomik değişkenlerin etkisi bulunamamıştır. Bununla birlikte, İstanbul’un konut fiyatlarındaki değişimlerin, Ankara ve Marmara Bölgesindeki şehirlerin konut fiyatlarındaki değişimlerin yanı sıra borsa getirileri ve İstanbul tüketici fiyatı endeksindeki değişimlerden etkilendiği tespit edilmiştir. Bu sonuçlar İstanbul’un uluslararası bir finans merkezi olma hedefiyle örtüşmektedir.
