Konut Tercihinde Sosyoekonomik ve Kültürel Değişkenlerin Rolü

Bu araştırma, Ankara ili Etimesgut ilçesinde konut tercihini etkileyen sosyoekonomik ve kültürel değişkenleri incelemektedir. Konut seçimi, bireylerin yaşam kalitesini, sosyal aidiyetlerini ve güvenlik algılarını doğrudan etkileyen çok boyutlu bir süreçtir. Literatürde konut tercihini belirleyen unsurlar arasında ekonomik faktörlerin ön planda olduğu vurgulansa da kültürel ve sosyal değerlerin de bu süreçte belirleyici olduğu kabul edilmektedir. Bu doğrultuda, çalışma konut tercihini etkileyen faktörleri ekonomik, sosyokültürel ve çevresel boyutlarıyla ele almayı amaçlamaktadır. Araştırma kapsamında, Ankara'nın Etimesgut ilçesinde yaşayan bireylerle yarı yapılandırılmış derinlemesine mülakatlar gerçekleştirilmiş ve konut tercihlerinde etkili olan unsurlar belirlenmiştir. Çalışmanın bulguları, güvenlik, mahremiyet ve dini inançların konut tercihlerinde önemli bir rol oynadığını ortaya koymaktadır. Özellikle, apartman yaşamında ses yalıtımı, komşu ilişkileri ve mahremiyeti koruma önlemleri, katılımcılar tarafından öncelikli unsurlar olarak değerlendirilmiştir. Ayrıca, çevre dostu tasarım unsurlarına yönelik artan bir farkındalık gözlemlenmiş, enerji tasarrufu sağlayan teknolojilerin ve sürdürülebilir malzemelerin kullanımının tercih edildiği belirlenmiştir. Çalışmanın özgünlüğü, konut tercihinde kültürel ve sosyal değerlerin ekonomik faktörlerle nasıl etkileşime girdiğini ortaya koyarak, konut planlamasında daha kapsayıcı ve esnek yaklaşımlar geliştirilmesine katkı sağlamasından kaynaklanmaktadır.

This study examines the socioeconomic and cultural variables influencing housing preferences in the Etimesgut district of Ankara. Housing selection is a multidimensional process that directly affects individuals' quality of life, social belonging, and security perceptions. Although the literature emphasizes economic factors as the primary determinants of housing preferences, cultural and social values are also recognized as significant influences in this process. Accordingly, this study aims to analyze the factors affecting housing preferences from economic, sociocultural, and environmental perspectives. As part of the research, semi-structured in-depth interviews were conducted with individuals residing in the Etimesgut district of Ankara, and the key factors influencing their housing preferences were identified. The findings reveal that security, privacy, and religious beliefs play a crucial role in housing choices. In particular, aspects such as sound insulation, neighbor relations, and privacy protection measures in apartment living were prioritized by the participants. Additionally, an increasing awareness of environmentally friendly design elements was observed, with a preference for energy-efficient technologies and sustainable materials. The originality of this study lies in its exploration of how cultural and social values interact with economic factors in housing preferences, contributing to the development of more inclusive and flexible approaches in housing planning.
