Importance of the Factors Affecting Demolition and Rebuilding Costs on Building Cost Rate
Abstract
Nowadays, since energy consumption of the old buildings is very high, especially in developed countries, environmentally friendly and green buildings which consume less renewable resources have been constructed instead of them by building demolition and reconstruction with the urbal renewal projects. Another issue that concerns the demolition and reconstruction of buildings is earthquake risk. In countries with high risk of earthquakes such as Turkey, reinforcement or demolition of risky buildings is becoming increasingly widespread and accelerates the construction sector. In order to be able to make a decision on reinforcement or demolishing a building, the cost information for these construction activities needs to be estimated at the beginning of the project. However, the fact that each building has its own characteristics makes it difficult to generalize the costs. While there are a lot of studies in the literature on the technical issues related to the construction sector, to see only a few studies on costs of construction activities such as demolition and reconstruction shows that there is a gap in this field of study. The objective of this study is to investigate what is the demolition or rebuilding costs of an old or risky building in terms of earthquake, to determine the factors that affect these costs, and to measure the effect of these factors on the building cost ratio (reinforcement cost / (demolition cost+rebuilding cost)). The data were obtained from the opinions of 385 civil engineers collected through questionnaires. Explanatory factor analysis and regression analysis methods were used in data analysis. As a result of the analyzes, it has been determined that factors related the earthquake characteristics of a building such as static load of the building, building importance coefficient, type of soil and seismic zone of the region where the building is located are more effective on costs than the other factors.
