How Do Platform-Based Trust Signals Shape Airbnb Prices Across European Cities?

Abstract

This study examines how trust signals generated by tourism platforms are reflected in prices within peer-to-peer accommodation markets. Trust signals including cleanliness ratings, guest satisfaction scores, and platform-designated quality certifications serve as digital reputation indicators that help guests evaluate service quality in the absence of traditional hotel brand guarantees. Using a dataset of 51,448 Airbnb listings across ten major European cities, hedonic pricing models and machine learning methods were employed to estimate the marginal price associations of these trust dimensions. The results revealed that cleanliness functions as the most economically significant trust signal, being associated with an average price premium of 3.64% per standard deviation increase. Overall satisfaction shows minimal pricing impact once specific quality dimensions are controlled for. Trust premiums vary substantially by accommodation format. Private rooms exhibit the highest cleanliness premium at 6.29%, while entire homes show a premium of 2.69%, reflecting differential perceived hygiene risks across room types. Cross-city analysis reveals considerable geographic heterogeneity, with cleanliness premiums ranging from 1.3% in Lisbon to 5.2% in Athens, indicating that trust monetization is associated with local market conditions and competitive dynamics. Machine learning analysis confirms that trust signals rank among the most important determinants of listing prices, outpacing operational attributes but lagging behind location and structural characteristics. These findings advance understanding of how digital reputation systems are associated with economic value in platform markets and demonstrate that detailed quality signals are associated with more efficient price formation than aggregate ratings..
